When it comes to selling your home, first impressions are key. Potential buyers need to be able to envision themselves living in – and loving – your space.
This is why home staging is so important.
The advice I give my clients includes budget-friendly home staging tips that they can tick off themselves.
The result? A property that’s more appealing to buyers and therefore more likely to sell faster and for a better price than all the non-staged competition.
Here’s a few ideas:
* One important aspect of home staging is decluttering. Clutter can make a space feel stressful and small, which is the opposite of what potential buyers are looking for. Start by going through each room in your home and letting go of any items you no longer use or love. Donate, sell or pack away things you won’t need during the selling process. Homes that feel more spacious and inviting to buyers will get their hearts racing.
* Another budget-friendly home staging tip is to give your walls a fresh coat of paint. Neutral shades are universally appealing and make your home feel more fresh and modern (I can help you with colour ideas and where to splash out, if there’s the budget). Patch up any scuffs or holes in the walls too. A fresh coat of paint can make a big difference in how your home is perceived by potential buyers but don’t do it last-minute so everywhere smells of paint.
* Updating lighting, bedding and towels can also make a big impact. Two matching lamps on each bedside table makes bedrooms more photogenic (and you can take them with you). I’ll share which bedding and towels work best if you’d like to treat yourself.
* When it comes to furniture, less is more. Clear out any bulky or outdated furniture, if possible, and rearrange what’s left to create a more open and inviting space. New cushions, rugs and throws add texture and pull a look together.
* Last and not least is kerb appeal. The exterior of your home is the first thing potential buyers will see, online and in-person, so it’s vital to make a good impression. Give your front door a fresh coat of paint if it’s looking tired, add some potted plants or flowers, weed beds and driveways keep the lawn freshly mowed. Small changes can make a big impact on how your home is perceived by buyers: if anything looks scruffy they will assume it hasn’t been cared for and gives them reason to knock down the asking price.
In conclusion, home staging doesn’t have to break the bank. By following this small selection of my budget-friendly DIY home staging tips, you can make your home more appealing to potential buyers.
